Just like a fairy tale, Leanne took control of the situation & after a preliminary 1st meeting on site that was more or less to find our likes (& of course dislikes) as well as finding the ambience of the building she went away & came back with a scheme that, after a bit of fine tuning found our joint agreement (this was a major achievement in itself).
